    A true home town event, St. Stan's Carnival is the way Sayreville kicks off the end of the school year and the beginning of the summer. This yearly event brings the entire town together for four fun nights of homemade foods, beer garden, rib pit, games, rides and nightly and super 50/50. This year's tradition runs June 21st and June 22nd, 6:00 p.m.-10:00 p.m., and June 23rd and June 24th, 5:00 p.m.-11:00 p.m.

Because listings are scarce, bidding wars can escalate the buying price so stick with your budget and be prepared to walk away if the price is driven over your budget.

    Know Preferred Neighborhood and Home Wants vs. Needs: When inventory is low, you may need to compromise. Certain perks like stainless steel appliances can be added after a purchase; however, if you are looking for a particular school district or are looking for a large backyard, don't forget to think about those points before choosing a home.

    Quick Decisions: Homes will not be on the market for very long when there is a seller's market. If a house that falls into your budget and meets your needs comes along, don't hesitate! Make that offer fast!

    Do Be a Competitive Bidder with Few Contingencies: Many try to bid low to start, but in a seller's market it is better to put your best foot forward coming as close to your best and highest offer as possible.This will increase your chances of getting the home you want. There are bidding situations when the highest offer is the attractive but the seller will choose the offer with the least amount of contingencies. Being flexible (i.e. move in date) can make your bid the winning bid over someone who actually has offered more but is inflexible.

    Work with one agent: The biggest mistake buyers make is working with several different agents. Buying a home requires working with someone you trust, and you know will advocate in your best interest - not just someone looking for a commission. Develop a strong relationship with one agent, and you will have one of the most important tools necessary to help you navigate your home buying needs!

    In my experience, low interest rates have really helped with keeping the buyer pool stimulated over the past few years. If interest rates increase, like with any change in the real estate market, it could have a negative effect on the buyer pool until those rates become the new norm. I also believe that where there is a need to purchase, an increased rate will not prevent those from moving forward.
